A New Chapter for Nicholsons: Chosen as a Member of Leading Estate Agents of the World
When I started Nicholsons in Bassetlaw in 2019, the aim was never simply to become another estate agent. I wanted us to build a business that questioned how things had always been done, invested in better marketing, communicated properly and gave people a stronger chance of actually getting moved. Being chosen as a member of Leading Estate Agents of the World feels like another important step in that journey.

There are certain moments in business that make you stop and reflect on how far things have come.

For me, being chosen as a member of Leading Estate Agents of the World is one of those moments.

Nicholsons opened in December 2019 as a new independent estate agency serving Bassetlaw. Within a matter of months, the country went into lockdown and the property market effectively stopped.

It was probably not the easiest time to launch an estate agency.

But it also helped shape the business we have today.

We had to adapt quickly, think differently and find better ways to communicate with people. Since then, Nicholsons has grown into a family-run sales and lettings business with a team that lives and works within the communities we represent.

And while I am extremely proud of how far we have come, I have never believed that you reach a point where you can simply say: we've got this figured out.

There is always something we can improve.

That is one of the main reasons this membership means so much to me.

Building a Better Estate Agency in Bassetlaw


From the beginning, I wanted Nicholsons to look at estate agency from the client's point of view.

Buying and selling a home is stressful and unreliable enough.

Our job should be to reduce that uncertainty, create a better experience and give our clients the strongest possible chance of actually achieving the outcome they came to us for.

That sounds simple, but it influences almost everything we do.

It is why we have invested heavily in property photography, video, social media and digital marketing.

It is why we focus so much on communication.

It is why we want to understand a buyer properly rather than simply accepting an offer and hoping for the best.

And it is why we developed SecureMove, bringing more of the legal preparation forward and introducing greater commitment once a sale has been agreed.

These things are not about doing something differently for the sake of it.

They are about asking a simple question:

Can we make this process better for the client?

Why Leading Estate Agents of the World Matters to Us


Being chosen as a member of Leading Estate Agents of the World is something our whole team can be proud of.

But I do not see it as an award to put on the wall or simply another logo to add to our marketing.

For me, the value is in what sits behind it.

The network brings together independent estate and letting agencies that want to share knowledge, challenge each other's thinking and continue improving the standards they provide to their clients.

That is something I strongly believe in.

It can be very easy in business to become focused purely on what is happening within your own office or your own local market.

But some of the most valuable lessons can come from speaking to people who are facing similar challenges in completely different areas.

  • How are they marketing property?
  • How are they communicating with clients?
  • What technology are they using?
  • What are they doing to reduce fall-throughs?
  • How are buyer and seller expectations changing?

If somebody has found a better way of doing something, I want us to be willing to listen, learn and decide whether it could improve the experience we provide here in Bassetlaw.

Ultimately, that is where the value of the membership should be seen — not in the membership itself, but in what Nicholsons brings back to its clients as a result.

Local Knowledge Still Matters


Although we are now part of a wider network, Nicholsons remains very much a Bassetlaw business.

Our team lives locally. We know Retford, Worksop and the surrounding towns and villages because this is where we work and where many of us have spent most of our lives.

That local understanding is incredibly important.

Bassetlaw is a varied market.

Selling a family home in Retford can require a very different strategy to marketing a village property, an investment property in Worksop or a home attracting buyers relocating into the area.

The A1, Retford's rail connections, access to South Yorkshire and the value available across North Nottinghamshire mean we regularly deal with buyers coming from outside the district as well as those already living locally.

Understanding where those buyers are coming from, and how to reach them, has become an increasingly important part of modern estate agency.

That is why we combine local knowledge with professional marketing, technology, social media and data.

It should never be one or the other.

Sellers Should Be Asking Better Questions


One subject that we also recommend people ask themselves, is how do you choose your estate agent?

Traditionally, sellers have often compared agents using two figures:

What price do you think my house is worth?

and

What fee do you charge?

Both matter.

But neither tells you whether that agent is actually going to get you moved.

I think sellers should also be asking questions such as:

  • How many of your properties actually reach completion?
  • How often do your sales fall through?
  • How do you qualify buyers?
  • What happens once I accept an offer?
  • How will you market my property beyond simply uploading it to a portal?
  • And what happens when a sale becomes difficult?

Those questions tell you much more about what your experience is likely to be.

One of the things I particularly value about our membership is the emphasis on transparency and being prepared to have those conversations openly.

Good estate agency should stand up to scrutiny.

Learning, Sharing and Continuing to Improve


I am proud of what Nicholsons has achieved since 2019.

But becoming a member of Leading Estate Agents of the World is not us saying that we have reached the finished article. Quite the opposite.

For me, it represents a commitment to keep looking for ways to improve.

  • To keep investing in our people.
  • To keep developing our marketing.
  • To keep questioning processes that do not work well enough.
  • To learn from other ambitious independent agencies.

And, most importantly, to keep improving the experience for the people who trust us with their homes and investments.

We may now have the opportunity to learn from estate agents around the country and beyond, but the focus remains exactly where it has always been:

Helping people move successfully here in Bassetlaw.

That is what matters to me, and it is what will continue to drive Nicholsons forward.
