September has brought a noticeable change of pace to the property market. With the summer holidays over, schools back and routines returning to normal, more buyers are turning their attention back to moving home.
For sellers across Retford, Worksop and the wider Bassetlaw area, that creates an important window of opportunity, but today's buyers remain selective, especially with the state of the economy.
The September Buyer Bounce
Rightmove reported that buyer demand across Great Britain increased by 5% during the first week of September, compared with an average increase of just 0.4% during the same period over the previous five years.
The East Midlands performed even better, with buyer demand rising by 6% in the opening week of the month.
It's a familiar pattern: holidays finish, children return to school and people who put their plans on hold during the summer start seriously searching again.
There are also positive signs closer to home. The latest available ONS figures show the average property price in Bassetlaw at £214,000 in July 2026, up 5.5% compared with July 2025. First-time buyer prices averaged £186,000, up 5.9% annually.
Buyers Are Active – But They're Doing Their Homework
More demand doesn't mean buyers are rushing into decisions.
There is currently plenty of choice. Rightmove reports that the number of properties available nationally is at its highest level for this time of year in 12 years. Buyer demand also remains 9% below the same point last year.
That means buyers can compare properties carefully.
Homes that are priced correctly, presented well and marketed strongly are much better placed to capture attention. Those that launch too high can quickly lose momentum as buyers move on to competing properties.
Mortgage affordability remains another major consideration. Rightmove's September data puts the average two-year fixed mortgage rate at around 5.29%, so buyers are naturally paying close attention to both asking prices and monthly repayments.
What Does This Mean for Bassetlaw Sellers?
September's increase in activity is encouraging, particularly for anyone hoping to secure a buyer before the end of the year.
However, simply putting a property online isn't enough.
At Nicholsons, we focus heavily on the launch of a property: professional photography, video, social media exposure, our registered buyer database and pre-portal marketing all help create attention from day one.
With buyers returning but competition between sellers remaining strong, the first impression, and the first asking price, matter more than ever.
If you're considering selling in Retford, Worksop or anywhere across Bassetlaw, now is a good time to understand what your property could achieve in the current market.
