Bassetlaw Market Update (August): The ‘Quiet Month’ Myth—What’s Actually Happening

As summer winds down many can become hesitant in purchasing properties, but with the right strategy, it could be advantageous to you.

Bassetlaw Market Update (August): The ‘Quiet Month’ Myth—What’s Actually Happening
August has a reputation for being one of the quietest months in the property calendar. Schools are out, families are away and plenty of homeowners assume it’s better to wait until September before putting their property on the market.
But does the Bassetlaw property market really grind to a halt in August?

Not quite.

The Market Has Slowed – But Buyers Haven’t Disappeared

There is definitely a seasonal slowdown. Rightmove’s August 2026 House Price Index shows the average asking price of a newly listed property across Great Britain fell by 2% during August, which is a larger summer drop than usual.

Closer to home, the East Midlands average asking price is £288,536, down 1% compared with July and 1% compared with August last year. The average property is currently taking around 67 days to secure a buyer. Those figures don’t mean people have stopped buying.

In fact, one of the most important things happening in the current market is that buyers have more choice. Rightmove reports that the number of properties available for sale is at a 12-year high for this time of year.

For sellers in Retford, Worksop and across Bassetlaw, that makes getting the price and marketing right more important than ever.

Serious Buyers Are Still Looking

August buyers can actually be some of the most valuable.

Someone spending their summer holiday scrolling through Rightmove, arranging viewings or speaking to a mortgage adviser probably isn't doing it because they're bored. They're usually motivated to move.

So rather than worrying about whether August is "busy", sellers should be asking:

Is my property standing out from everything else buyers can choose from?

Professional photography, video, social media exposure, accurate pricing and getting your property in front of registered buyers can make a significant difference when buyers have plenty of options.

Overpricing Is Becoming Harder to Get Away With

Latest analysis found that homes are taking longer to sell than last year in around half of the local authority areas it studied, with sellers being encouraged to price realistically for their individual market.

That's an important lesson for Bassetlaw sellers heading into autumn.

The properties attracting attention aren't necessarily the cheapest – they're the ones buyers perceive as offering the right value.

Launching too high and reducing later can mean losing the crucial initial burst of interest when your home first reaches the market.

Should You Wait Until September?

Not automatically.

August might feel quieter, but there are still buyers actively searching across Retford, Worksop and the surrounding villages – and getting ahead of the traditional September rush could work in your favour.

If you're considering selling, the best starting point is understanding what your property is genuinely worth in today's Bassetlaw market.
